We keep things simple, honest, and well-organized, so you always know what’s happening next. Here’s how we turn your ideas into a finished space you’ll love:

Book Your Consultation

Give us a quick call, and we’ll schedule a time to check out your space in person.

Once that’s set, we’ll send over our Intro Packet so you know what to expect and how we work.

Build Your Budget & Master Plan

After the consult, we’ll start building your budget. For bigger or more complex projects, we’ll prepare an OPC (Opinion of Probable Cost)—a ballpark price range that helps set realistic expectations.

From there, we move into the Master Plan with layout ideas, selections, and early design renderings.

Review Your Final Proposal

Once the design is approved and everything’s selected, we’ll send your full project proposal with final pricing.

If it looks good, we’ll collect your 30% deposit and a separate invoice for special-order materials. You’ll also sign the construction agreement so we can get rolling.

Pre-Construction & Build

We’ll have a quick pre-construction meeting to go over the plan one more time.

Then, construction begins! You’ll get regular updates through JobTread so you can track progress every step of the way.

Wrap-Up & Warranty

When the work is done, we’ll walk through everything together. We’ll take final photos, handle any needed paperwork (like permits or occupancy certificates), and send the last invoice.

After that, you’re covered with our warranty and support.

Step 1: Book Your Consultation

  • Initial Conversation: When you first reach out, we’ll discuss your project at a high level and schedule your consultation.
  • Intro Packet: After your appointment is booked, we’ll email you our Intro Packet. This gives you a clear idea of who we are, how we work, and what you can expect during the process.
  • Consultation Visit: During the onsite meeting, we’ll walk through your space, talk about your goals, and start mapping out the project scope.


Next Steps:
This is also when we begin shaping the project budget. For smaller projects, this leads directly into a proposal. For larger projects, we move toward creating an OPC (Opinion of Probable Cost).

Step 2: Build Your Budget & Master Plan

  • Smaller Projects: For simpler jobs, we’ll prepare a straightforward proposal. No OPC is required.
  • Bigger Projects : Here’s where the OPC comes in:
    • The OPC gives you a price range (for example, $30K–$50K) based on early design ideas and site assessments.
    • This range is safer for bigger jobs since it accounts for site visits with trade partners (electricians, plumbers, etc.) to ensure pricing accuracy.
  • Master Plan: If the OPC is approved, we move into the Master Plan phase. At this stage:
    • You’ll sign a Master Plan Agreement.
    • A design fee of 3% of the lower number in the OPC range is collected (half credited back if you move forward with construction).
    • Our team creates renderings of your space and helps you make selections for finishes, fixtures, and allowances.
  • Communication: A group text thread is set up with your project manager to keep communication simple and fast.
  • Discovery & Design: We’ll review design ideas via Zoom calls, refine layouts, and confirm selections until you’re happy.
Step 3: Review Your Final Proposal

  • Final Pricing: This proposal reflects real, accurate numbers—thanks to site visits with trade partners and confirmed material selections.
  • Construction Agreement: Signing this locks in your project with Pottstown Construction.
  • Payments:
    • A 30% deposit is collected at this stage.
    • A separate invoice for special-order materials (such as custom cabinetry or fixtures) is billed 100% upfront so we can place orders right away.
  • Permits: If required, we’ll handle submitting permit applications for your project.


Timeline:
With contracts signed and deposits collected, your spot in the construction schedule is secured.

Step 4: Pre-Construction & Build

  • Pre-Construction Meeting:
    • We’ll review the scope of work in detail.
    • Share the project schedule and key milestones.
    • Confirm how inspections and permits will be handled.
  • Daily Logs & Communication:
    • You’ll be kept in the loop with JobTread daily logs (photos, notes, updates).
    • Our group text remains active for quick communication.
  • Construction Phase:
    • Our skilled team begins work according to the approved plan.
    • Inspections are scheduled as needed to stay compliant with local codes.


Payments:
Progress invoices are issued at agreed milestones to keep billing clear and predictable.

Step 5: Wrap-Up & Warranty

  • Final Walkthrough: You and our project manager will go over the finished work together.
  • Certification of Occupancy: If required, we’ll guide you through the paperwork to close out your project properly.
  • Project Documentation: We’ll take professional photos of your completed space for your records.
  • Final Payment: The remaining balance is collected.
  • Warranty & Support: Our commitment doesn’t stop when the project ends—you’ll have ongoing warranty coverage and support if any issues come up.
